Introduction

GoCodes Asset Tracking Asset Tracking was implemented across The Scion Group, one of the largest student housing owner-operators in the world, at the direction of the company’s facilities leadership. The goal was to build the company’s first genuinely trackable preventative maintenance (PM) program — one that could confirm not only that work had been assigned, but that it had actually been carried out on the asset.

The rollout was phased across roughly six months, beginning with company-wide asset tagging in October 2025 and going live on January 12, 2026. Scion trained 500 to 600 field users across a six-month phased rollout.

The Client

The Scion Group manages approximately 150 student housing properties across the United States. This case study focuses on the Gulf Coast region, overseen by Michael Hutsell, Regional Facilities Manager, who is responsible for 27 properties spanning Fayetteville, Mississippi, Alabama and Louisiana.

At each property, a facilities manager, two to three technicians and a porter or housekeeper are responsible for maintaining the asset base and caring for residents. The assets under management include HVAC systems, refrigerators, dryers, exhaust fans and other appliances, alongside plumbing, electrical, grounds and large capital projects.

Student housing runs on a relentless cycle. As Michael puts it, “it’s go-go in student housing — there’s never a slow period.” Even after move-out, teams are immediately preparing for turn and flipping as many apartments as possible.

The Challenge

At The Scion Group, roughly 60% of restoration work orders were traced back to preventative maintenance that was never completed. This contributed to one of the highest restoration and repair cost periods in the company’s recent history, a figure he describes as running into the millions and compounded by a period of rapid property acquisition.

Focus

Scion wanted a system that could do two things at once: track the full lifecycle of a physical asset — including model and serial numbers — and verify that preventative maintenance tasks had genuinely been completed against that asset in the field.

The company had been working on a company-wide PM program for roughly two years as its facilities function matured within a historically operations-heavy business. Several alternatives were considered. Most could track what a crew did inside an apartment, but none could track the asset itself. Scion evaluated multiple platforms. Future Outlook

With asset tagging complete and PM cycles running company-wide, Scion expects the financial impact to become clearly measurable over the next six to twelve months as restoration, appliance, HVAC and dryer-vent replacement costs are assessed year over year.

Michael notes that a 25 to 30% reduction in Scion’s restoration spend would save hundreds of thousands of dollars annually, potentially approaching a million  in savings over time, before accounting for the equipment that no longer needs replacing. Reflecting on how far the teams have come, he puts it simply: “We really were in the stone age compared to where we’re going now.”
